Reinstatement
Wisconsin allows reinstatement — paying all past-due amounts, fees, and costs to bring the loan current and stop the foreclosure. The deadline to reinstate is before the sheriff sale — borrower may reinstate by paying all amounts due; also during the statutory redemption period after judgment §846.13.
Statutory redemption
After the foreclosure sale, the mortgagor, the mortgagor's heirs, personal representatives, or assigns (junior lienholders redeem separately under § 846.15) may redeem the property within at any time before the sale — no post-sale statutory redemption under § 846.13 §846.13. To redeem, you must pay the full sale price (or the full debt, depending on state law) plus interest and costs. During the redemption period, the borrower may retain possession in some states.
